Property location requirements:

  • Emerging growth areas, including new Master-Planned Communities
  • In-fill locations
  • Niche markets

Neighborhood Shopping Center Acquisition Criteria:

  • Grocery anchored neighborhood shopping centers with investment-grade credit
  • Metropolitan areas in Florida, Georgia, South Carolina, North Carolina, Alabama and Tennessee
  • 10 years remaining on anchor lease
  • 30,000 to 200,000 square feet total
  • 50% of income from anchor and credit tenants
  • Solid tenant mix
  • Low tenant turnover

Retail Redevelopment Opportunities:

  • Vacant anchor
  • Anchor needing expansion
  • Contiguous area for new development

Office Building Acquisition Criteria:

  • Class “A”
  • Metropolitan areas
  • Long-term leases in place (seven (7) years plus)
  • Solid tenant mix
  • Single-tenant occupancy
