Neighborhood Shopping Center Acquisition Criteria:
- Grocery anchored neighborhood shopping centers with investment-grade credit
- Metropolitan areas in Florida, Georgia, South Carolina, North Carolina, Alabama and Tennessee
- 10 years remaining on anchor lease
- 30,000 to 200,000 square feet total
- 50% of income from anchor and credit tenants
- Solid tenant mix
- Low tenant turnover
Retail Redevelopment Opportunities:
- Vacant anchor
- Anchor needing expansion
- Contiguous area for new development
Office Building Acquisition Criteria:
- Class “A”
- Metropolitan areas
- Long-term leases in place (seven (7) years plus)
- Solid tenant mix
- Single-tenant occupancy
